·        Home prices are the lowest in years because sellers are competing with each other to get your business and get their homes sold.  Often times leaving them no choice but to reduce their asking price or get left behind. 

 

2.  $0 MOVE-IN / VERY LOW RATES

·        Sellers customarily pay all buyers closing cost in our market, one of the few markets in America.  Some sellers, mostly big builders will even pay points to buy down buyer’s interest rates.

·        Several of my recent buyers closed theirs homes with a 30 year fixed mortgage below 5%.  As stated above, some sellers will pay points to buy down your rate.  Points- A point equals 1% of the loan amount ($150,000 purchase price + $1,500); that 1% can be used to buy down the interest or for other buyer benefits).

4.  LEASE BUY-OUT

·        If you are renting a home, duplex, fourplex or apartment building you could qualify for a new home builder lease buyout.  How does it work?  If you have a few months or several months remaining on your lease and you select a “new inventory home” from a qualifying builder it is possible the builder will pay the remaining term of your lease allowing you to vacate and purchase the new home.
